Upbeat – from 2025 the new DKB-Campus
Highly visible as a solitary building on the Berlin skyline, the office tower “upbeat” will form the northern gateway to the prosperous Europacity neighbourhood of the central district Berlin Mitte. The planned building is staggered over three building sections from 5 to 11 to 19 storeys and will have a total rental space of around 34,850 m². The exclusive tenant of Upbeat is Deutsche Kreditbank AG (DKB), with which CA Immo has already signed a long-term lease. This means that the building is fully let before construction begins. The building has been designed by the renowned Berlin architects Kleihues + Kleihues.
The studio of architects Kleihues + Kleihues was the winner of an international, two-staged architecture competition. The design involves three curved building volumes with a sprawling star-shaped floor plan and a 82 metre tower.
The floors of the three building parts are linked on the vertical plane, thus allowing for a wide variety of office sizes. The bottom five floors were a distinctive feature on today’s real estate market in Berlin, with a total rental space of up to around 2,200 m² per level. Larger rental spaces can be created through the vertical connection. On the sixth to eleventh floor, 1,500 m² per floor can be realised and in the tower 700 m² per floor. The fifth and eleventh floors also have access to large roof-top terraces with a view of the neighbourhood and harbour.
The flexible floor plans of the building allow for efficient solutions regarding all current conventional office-space concepts, from individual offices to combination solutions to open space. Because the facade is largely made of glass and thanks to the floor-to-ceiling windows, natural light can reach deep into the building.
As a free form, the building sits on the plot in such a way that it creates different open space situations. It goes without saying that this results in entrance situations that are ideally located at the intersection of the building’s two three-winged sections of the floor plan. Forecourts on Heidestraße and Perleberger Straße are created for pedestrians and cyclists, which act as a direct link to the Nordhafen basin. In addition, there is a square-like driveway for cars and taxis at the back of the building.
The lobby, which is approx. 800 m² in size, has a lounge area and a public café, where tenants are offered alternative informal meeting places and communication zones. In addition, a direct entrance to the first floor can be created here, which as a special floor can be used as a conference centre, cafeteria or fitness area.
The two-storey underground garage – where a large part of the building technology is located – has a total of 132 car parking spaces, 23 of which are for people with disabilities. Each car parking space will be provided with an electric charging facility. Furthermore, approx. 300 bicycle parking spaces are located here. Deliveries will be made to the first basement level.
Through the immediate vicinity to Heidestraße, upbeat is ideally located for local and regional traffic. Heidestraße connects Europacity with the entire city as thoroughfare B96. Potsdamer Square and City West, as well as the eastern districts of the city can be reached in minutes by car. Thanks to the proximity of Berlin’s main train station (15 minutes on foot), the building is ideally connected to public transportation, as well as regional and intercity rail networks.
Upbeat – Certifications in Sustainability, Connectivity and Well-Being
The health and well-being of tenants was given high priority in “Upbeat’s” development. Among other things, the concept specifies the highest standards in ventilation systems and air hygiene. Accordingly, CA Immo will seek a gold WELL Core certification for the building.
In terms of energy, “Upbeat’s” construction also takes high sustainability criteria into account. As with all CA Immo project developments, the primary energy requirements fall well below GEG reference values. To achieve this, CA Immo is developing, among other things, a future-oriented energy concept that makes use of both renewable energy sources and innovative energy systems. CA Immo is striving to achieve at least a gold certification for the building from the German Sustainable Building Council (DGNB).
Drawing on the knowledge gained from the “cube berlin” on Washingtonplatz, which was developed and built by CA Immo and is considered one of the most technologically advanced buildings in Europe, “Upbeat” will also have extensive digital, interconnected functions. The building will also boast excellent, fail-safe connectivity. To this end, a platinum WiredScore certificate is sought.
